Property Compliance.

If you are a landlord, you need to make sure that you keep up with property compliance, this means that you need to comply with these following laws:

Gas Safety Checks:

Gas safety checks have to be carried out annually, to ensure the tenant living in the property is living in a safe environment. It is primarily designed to inspect any gas appliances (this includes; boilers, cookers and fires) and to make sure that they are all working correctly and safely. This check has to be carried out by a Gas Safe Registered engineer.

What is included and checked in the safety check?

  • That the appliance is operating at the correct operating pressure
  • There is an adequate air supply to the appliance and that it is burning gas correctly
  • That flues and and chimneys are clear and enable the appliance to emit gases and fumes safely to the outside
  • That all safety devices on the appliance such as cut out devices are working correctly

Energy Performance Certificate (EPC)

EPCs are valid for 10 years once obtained.  They are to ensure that all devices that use any type of energy are all working correctly and safely. Once again, a professional will have to assess this, and they will usually have to access all rooms in the property. Time taken to carry this out can vary however, because of factors such as the size of the property etc…

Electrical Installation (EICR)

An EICR is the latest version of approved electrical reports, it included a full inspection of the electrical system and any associated equipment that is connected to it. If any faults are found, then they will be noted down and given a code to help identify how severe each fault is.

These are the codes:

C1: Danger Present

C2: Potentially Dangerous

C3: Improvement Recommended

C4: Further Investigation Required.
