Housing Health and Safety Rating System

The Housing Health and Safety Rating System is a new risk assessment tool user to access potential risks to the heath and safety of occupants in properties in England. This Act come into effect in England on the 6th April 2006.

This act is a guidance aimed at non-specialists such as private Landlords, this helps them understand the requirements under the Housing Act 2004. The Housing Health and Safety Rating System and time help them identify the type of work which must conform with the Act, in order for tenants to be safe.

This is needed as a method to focus on the hazards that are most likely to be present in housing. This act affects all owners and Landlords of a property. Private Landlords are adviser to access their property to determine whether there are serious hazards that may cause a health or safety risk to tenants. Improvements should then be carried out to reduce the risk towards tenants.

Landlords are entitled to look after the exterior of the property and structural elements of the property and the inside facilities. Additionally, they are responsible for the Water, Gas and Electricity of the property. Personal hygiene should be accessible to tenants by having the correct installations in the property. Sanitation and drainage should be safe, as well as food safety and ventilation.

It is a legal Responsibility for all Landlords to be aware of any potential risks and hazards in their property, as these must be taken care of.
